  • There is no cancellation / refund policy. Once the reservation and payment is confirmed, we remove the travel dates from our availability calendar.
  • No parties or events are allowed. Evidence of more guests occupying the property than agreed upon in the rental contract or confirmed with rental manager will result in forfeiture of the entire security deposit and immediate tenant eviction.
  • We do not rent to groups of young people under the age of 25. No sororities, fraternities, or school groups are allowed.
  • We require a refundable damage deposit. This deposit can and shall be used to pay for any damage that the tenant or the tenant’s guests cause through abuse, negligence or violating the rental agreement rules. The property will be inventoried and inspected upon departure, and the deposit will be fully refunded considering there are no damages. The property is to be left in the same condition as it was upon arrival, with the exception of a normal cleaning. Any missing items will be charged back to the deposit. Any violation or breach of the rental agreement will be deducted from the security deposit. An excessive cleaning fee may be charged to the deposit if the guest leaves the property in excessive disrepair. A re-keying fee is charged if the keys or garage remote openers are not returned at check-out time. A fee may be charged per night for any guests that stay in the unit that are in addition to the number agreed upon. These fees will be deducted from the security deposit. If damages are excessive beyond the amount of the security deposit, the credit card on file will be charged for the remaining amount due.
  • Pets are not allowed unless agreed upon with the owner in advance. We require a pet deposit, part of which is non-refundable for deodorizing and pest control. The remaining amount will be refunded post departure considering there is no pet damage. Tenants must keep their pet under control at all times, so that they don’t disturb other neighbors and their guests. Tenants must clean up after the pet, both inside the home, and in all outdoor areas and other parts of your property. Tenants should not leave pet outdoors or unsupervised in the property for an unreasonable period of time. The tenant is required to pay for any damage their animal has caused. If any part of the pet agreement is violated, or the pet becomes a nuisance or a hazard to others, the owners can require the pet be removed or can terminate tenancy. The pet deposit shall be used to pay for any damage that the tenant’s pet causes through abuse, negligence, or violation of rental agreement rules.
  • Smoking is NOT allowed. Evidence of smoking in the property will cause forfeiture of the security deposit and immediate tenant eviction.
  • House parties, events, or gatherings are NOT allowed. This is a family-oriented neighborhood. Violation of this rule will cause forfeiture of the entire security deposit and immediate tenant eviction. Evidence of excessive alcohol, illegal substances and damages as a result of such behavior is in violation of this contract.
  • The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. There is an alarm on the property.
